A replacement in Katy usually means one of two things. In the 1990s core it is the second roof on a house that also has aging siding. In Elyson-era new construction it is the first, on a roof much younger than the calendar says it should need, because a storm decided the schedule.
A replacement quote that is one line and a total is a guess with a price attached. The document worth asking for names the shingle line and its wind rating, whether the old roof is torn off or covered over, the underlayment, the drip edge, what is being done at every penetration and wall intersection, the ventilation plan, how rotted decking will be priced if it is found, and how long the workmanship warranty runs separately from the manufacturer's.
Two of those deserve emphasis in Katy. Ventilation, because attic temperatures well above 120°F in summer are the working condition here, and a roof replaced without attention to intake and exhaust airflow runs its shingles hotter for the rest of their life. And decking, because slab-on-grade houses with brick veneer often have attic air handlers, and a condensate leak of long standing can leave a soft patch in the sheathing that no one sees until the shingles are off.
Nottingham Country, Memorial Parkway and Kelliwood houses are commonly on a second roof or a late first one. The decision is often made together with the siding on the upper story, because the crew and the scaffolding are the same.
Elyson, Tamarron and Cross Creek Ranch roofs are builder-grade and years younger. Replacement there is usually storm-driven, and the useful first step is an inspection, not a quote.
Most Katy elevations are brick veneer over wood frame. Two-story walls mean long roof-to-wall runs where flashing is the detail that fails first.
Master-planned communities generally require approval for a change in roofing material or color. See how architectural review works.
Which jurisdiction a house sits in — the City of Katy, unincorporated Harris County, or elsewhere — decides whether anyone at a public office reviews a re-roof. Those thresholds are set locally and change, so this site does not quote them. The contractor doing the work confirms what a specific address needs. The sign-off that applies to most Katy houses regardless is the association's: for the master-planned communities, that is the architectural committee.
Texas does not license roofing contractors, so there is no license number to verify. The useful checks are general liability insurance, workers' compensation, a local address, the manufacturer certification behind any warranty, and the length of the workmanship term. The about page says more.
A typical house is a one- to two-day job for the crew once materials are on site, weather permitting. Scheduling around Gulf Coast rain is often the longer part.
If both are near the end of their lives, sharing the scaffolding, trim and flashing work can make sense. On a 1990s hardboard elevation, ask the contractor about the order of work. See hardboard siding replacement.
Not match, but comply. The community's architectural rules set the approved range. Submit before ordering material.
