Cross Creek Ranch was still opening phases in 2026, according to the community's own site. Its siding is young. The work here is about what happens to new fiber-cement walls in the first decade: caulk, paint, trim, and the occasional storm.
A new wall meets the same Gulf humidity and wind as an old one. The difference is that failures are small and early: a caulk line opening at a window head, trim that was not sealed on all faces, a plank pulled by a gust. Fiber-cement is a painted product. Paint life depends on exposure and the paint system used.
