How HOA Architectural Review Works for Katy Roofing and Siding

Before the contractor, the committee. In Katy’s master-planned communities a change in roofing material, siding or exterior color normally has to be approved by the association first, and work done without it can have to be undone.

What Needs Approval and What Usually Does Not

The rules belong to each association, so the answer for one street is not the answer for the next. The general pattern in the communities this site covers is consistent: a change of roofing material or color, a change of siding material, profile or color, and a repaint of exterior surfaces go to the architectural committee. Cinco Ranch II guidance, as summarized in a community newsletter, says painting siding, trim, brick accents, shutters or garage doors typically requires approval, even when using the existing color scheme. Like-for-like repair with the same product in the same color may not need approval, but that is for the association to say, not the contractor.

Kelliwood is a good illustration of why the specifics matter: it is made up of more than a dozen subdivisions, each governed by its own association. There is no single Kelliwood rule. Cinco Ranch I and Cinco Ranch II are separate associations too.

Material specifications and color samples

The product line and a physical swatch or the manufacturer’s exact color name. “Gray” is not a color.

Property survey or site plan, contractor information, drawings

The Cinco Ranch II newsletter lists a survey or site plan, contractor information and drawings or renderings where applicable.

What Nobody Has Published

How long review takes is not stated in the association material this site has read. Timelines vary, and the contractor’s schedule depends on them, so ask the association when you file. This page also names no specific rule it has not read: the guidelines themselves are the association’s document, and the current version is the one to work from.

The reason to do this first is practical. Cinco Ranch II’s newsletter warns that starting without approval could bring delays, unexpected expenses, or the need to undo work that does not meet the guidelines. The approval step is a good time to ask the contractor for the exact product names and colors the committee will want on paper.

Permits Are a Different Question

Whether a public office reviews a re-roof depends on the jurisdiction of the address and changes over time, so this site does not quote thresholds. The contractor confirms for the specific address. The association’s sign-off is separate and applies whichever way the permit question comes out.
