Metal is rare on Katy houses and gets asked about after every storm. It behaves differently from shingle in wind, in heat and in hail, and in most master-planned communities it is the roofing material most likely to need special approval.
Standing seam panels lock together along raised ribs with concealed clips, so no fastener is exposed to weather, and the panels move with heat. Exposed-fastener panel is screwed through the face, uses rubber-washered screws that age, and is the lower-cost product commonly seen on outbuildings. They share a name and little else. A quote that does not say which is being priced is not comparable to one that does.
Panel systems are tested and rated as assemblies. Installation, clip spacing and edge detail decide performance.
Metal reflects rather than absorbs much of the sun, but the attic still needs ventilation. Coatings vary.
Metal often dents where shingle would bruise. Finish warranties differ on whether cosmetic denting is covered, so read the exclusions.
Solid decking underneath quiets rain noise. Material and coating choice matter more the closer a house is to salt air; Katy is inland.
Community architectural rules often list approved roofing materials and treat metal as an exception that requires a specific submittal: the profile, the color and the finish.
