An inspection answers three separate questions: how old the roof is, what shape it is in, and whether anything specific needs doing now. In Katy it is worth asking a fourth: what happened to it in 2024.
Roof age is a date: the year the shingles went on, which on a house that has never been re-roofed is the year it was built. Condition is what the last few storms and years of Katy sun have done since. A young roof can be in poor condition after wind; an older roof can still be sound. Neither question answers the other, and insurers ask the first one at renewal while buyers usually care about the second.
Two records are worth finding before an inspection: the permit history where a permit was issued, and the sale or builder documents that give the year of the original roof.
The question is what the next owner spends. Attic side, penetrations and remaining life matter most, along with whether 2024 storm damage was ever repaired.
The question is what the roof looks like on paper. Age, material and documented condition. This site does not tell anyone what their policy says; it can help produce a clear written description of the roof.
The question is what changed. A before-and-after description and dated photographs of the roof are useful whatever happens next; start with the storm inspection page.
A visual inspection sees what is visible. It cannot see rot under intact shingles, wet insulation in an unopened attic corner, or a fastener pattern below the surface. A good report says what was and was not checked. It should say so where the roof could not be walked, or the attic was not reachable.
It also does not predict a storm. Spotter-reported hail near Katy has ranged from golf-ball size in April 2020 to a 2.0 inch report near Cinco Ranch in April 2023, and April has been the peak month in that record. The storm history page keeps the record.
The roof material and approximate age, the condition of each slope, the state of flashing and penetrations, the attic findings, and what could not be seen.
For a purchase it is a start. When the note says "recommend evaluation by a roofing contractor," that is the moment for a proper roof inspection.
